Mirrored Signage, clean lines and impressive lighting.

Project:

Shopfront and back of house design, design documentation, joinery manufacturing, shopfitting, project management, compliance.

Overview:

This shop was fun to work on as it presented a very unique design element that Design District worked hard to overcome successfully.

This tenancy had a ceiling that stopped 1700mm short of the lease line. We were unable to close it in with solid materials to meet PRBWA security standards. Our solution was centred around installing a structural steel beam that allowed us to effectively suspend the shopfront on the lease line.

We were then free to explore different finishes to meet the brief and ensure compliance. From the use of welded steel mesh for the ceiling and complimentary black track lighting, to the recessed LED strip light framing the entry portal and inground security sensors allowing us to keep a clear entry both visually and physically.

To modernise the Soul Pattinson brand, we used a combination of black steel, anthracite mirror di bond, matt black di bond, steel mesh, 3D illuminated signage, feature LED strip lighting and timber wall cladding.

End result was a happy client, shopping centre, brand, local council and PRBWA.

CBD Pharmacy located on William Street.

Project:

Chemist Discount Chemist supplied design documentation, partial joinery manufacturing, shopfitting, project management, building contractor, compliance.

Overview:

This shop was originally four small clothing stores that lined the lane way facing Wesley Church. It was exciting to see the brick inter-tenancy wall come down and the final space reveal itself.

With this store being one of three new Chemist Discount Centres opening around Perth in short succession there was no reference model to guide us. This is where strong communication with the brand is paramount to get you over the line.

CDC being located in the heart of the CBD through up its own challenges, with 80% of the furniture and fixtures being shipped in from over east, our project management skills had to come to the forefront. We were effectively a mini logistics company for the duration of the project to make it a success.

Being a discounted brand, the entire project was heavily budget driven. Design District pride themselves on their transparent quoting and job costings process that allows the client access to all invoices through out the process. As we managed to implement cost saving methods through out the site works Design District proudly came under budget for this fit out, not only that we then refunded those saving back to the client.

Needless to say, the result was a extremely appreciative client, facility manager, brand, local council and PRBWA.

Designer Delight- one of our very first full fit outs.

Project:

Design work and documentation subcontracted out, joinery manufacturing, shopfitting, project management, compliance.

Overview:

One of the smallest yet most satisfying tenancies we have completed to date. This project being one of Design District’s very first full fit outs.

This small 28m2 tenancy was in the back corner of a major construction project, linking Northbridge with the Perth CBD via foot.

Working closely with our interior designer to ensure the space is functional was of upmost importance. Once the client was happy with the layout of the store, the attention was turned to the finishes. With a small footprint space, selecting the right materials and finishes were crucial.

We may be a little biased however, we feel the combination and variation of finishes looks amazing. This was created with the use of Corian bench tops, tiled counter front with accent LED lighting, powder coated aluminium overhead display cabinet and matching foot rail. We also featured storage cabinets with intricate geometric door pattern and stainless-steel bin flap, vinyl flooring and carefully selected paint colours. All these finishes individually look nice, then put them together and they look like Soul Provider.

Once the entire design and material selection was locked in, Design District then went to work liaising with trades and manufacturers to resolving the details. There was lengthy communication about how we were going to construct intricate geometric timber doors, laser etching the stainless-steel bin flap to match, construction and installation of the overhead display frame. Working closely with our client we were able to achieve all of the above.

With all the challenges you are faced with working on a major construction site, Design District was able to deliver the designer’s vision to the delight of the client.

Unique and exciting cafe in South Perth.

Project:

Design work and documentation subcontracted out, joinery manufacturing, shopfitting, project management, compliance.

Overview:

Southside Espresso was to be located on the ground floor of a newly constructed fifteen storey apartment building in South Perth, this presented a couple obstacles. All plumbing had to be cored down through the slab and connected in the underground carpark. Furthermore, exhaust ducting for the kitchens exhaust canopy had to travel up eight stories in total before it made it outside. These challenges what make each project unique and exciting to resolve.

We literally had to start from the ground up on this project. This tenancy had a 100mm set down which meant we were required to pour a concrete floor that was then polished before any other trades could start onsite.

Project management was important and we engaged the following trades to complete the job: concreter, floor scanning, core drilling, plumbing, waterproofing, flooring, cabinet making, tiler, steel fabricator, air conditioning, electrician, fire services, mechanical ducting, glazing, plastering, IT, painting, upholstery and signage.

With so many trades involved, managing time and quality can only be done with regular site contact and inspections. This was to ensure the end result was what the client and designer both envisaged.

Muted pink tiles, warm timber benches and black hardware.

Project:

Design District design, design documentation, joinery manufacturing, shopfitting, partial project management.

Overview:

Flowers & Flour are a mother and daughter duo that have venture into business with their combined talents. Mum specialises in all things floral and plant based to make up the Flowers portion of the business. Then pair that with her daughter, who specialises in all things delicious from baked breads, savouries, sweets and everything in between to add the Flour portion of the business. In other words the ultimate collaboration, because who doesn’t love blooms and baked goods?

Initially our clients had secured a tenancy prior to engaging Design District to design their store. However, this premises turned out not to be the right fit for what they were trying to achieve. We were on hand to advise once an alternate location had been found and that is now proudly Flowers & Flour. This space offered an existing working commercial kitchen that allowed the clients to save money on the overall fit out.

We proceeded to design the entire shop to make sure it would pass building code and health department regulations. As this shop had fresh prepared food and flowers in the same shop, we had to ensure no cross contamination of pollen was able to interact with the preparation of uncooked food. We successfully achieved this along with meeting the individual needs of both the florist and bakery.

With a clever selection of muted pale pink tiles, warm timber bench tops and accents of black hardware, we were able to create a modern design concept that embraced the client’s eclectic styles.

Apart from the long hours now spent working in the business, our clients are happy with the final outcome and excited for the future. For those who haven’t visited, we recommend you do.
